What began as early design conversations eventually became a much deeper architectural process, one focused on preserving the essence of the existing home while dramatically improving how it performs.

Designing a Lake Mary Home Renovation With Context
Designing in Lake Mary requires more than creativity.
It requires context.
With multimillion-dollar homes throughout the neighborhood and a growing number of high-level renovations taking place nearby, every design decision needed to feel intentional, honest, and appropriate for its surroundings.
Rather than forcing a design that felt disconnected from the property, the goal became clear:

From Exploration to Architectural Direction
During the early design stages, multiple custom home concepts were explored to better understand what direction made the most sense for the property.
As the design evolved, it became clear that the strongest solution wasn’t replacing what existed; it was building upon it.

A highly strategic renovation and addition that preserved the character of the original home while creating entirely new opportunities for how the space could be experienced.

A 3,200 SF Transformation
What began as a renovation quickly evolved into a major architectural intervention.
The existing garage and a significant portion of the home are being reimagined to accommodate a 3,200-square-foot addition.
This transformation includes:
New structural foundations
Stem wall construction
Site grading and leveling
Floor elevation adjustments to align seamlessly with the existing structure

Designing Around Daily Living
Some of the most intentional spaces in the home became the primary living quarters.

Large-format tile surfaces for easier maintenance

Luxury That Performs
One of the most important design decisions had nothing to do with aesthetics.
It had everything to do with performance.
Instead of continuing with traditional wood-frame construction, the new addition is being built with CMU block construction for long-term durability and structural performance.
Because of the property’s unique location near the water, acoustic performance also became a major design consideration.
To address that, commercial-grade sound-isolation systems were integrated into the walls—something rarely seen in single-family residential projects.
Additional upgrades include:
Closed-cell insulation foam
Improved thermal performance for Florida heat
Enhanced acoustic separation
